Camiros worked with the City of Hot Springs to update its Zoning Code in alignment with the goals and policies of Forward Hot Springs, the City's recently adopted Comprehensive Plan.

The updated Zoning Code will help to implement numerous land use goals such as supporting increased housing diversity and affordability within the city, and encouraging sustainable and resilient development. New controls for Hot Springs needed to address the unique context of the City, with a broad range of high-quality natural resources, including a national park, within the city limits.

In addition to protection of the city's diverse range of natural resources, the new Code includes incentives for adaptive reuse, broader allowances for mixed-use development, and standards that will help to ensure high quality design in line with the City’s expectations.

In addition, the Code will better reflect the existing patterns of development within Hot Springs' residential neighborhoods, as well as the differing scales of commercial development found throughout the City.
